It is important to know that in Spain at the point of agreeing a sale
a deposit is taken from the purchaser, and a date will be set in the 1

What you need to know.
In order to own a property in Spain you must have a NIE – (numero de
identificacion de extranjeros), a Spanish bank account to enable you to
pay for utilities on your property such as electricity, telephone, and
water.
Take into account all the costs involved in buying your new Spanish
home, as well as the cost of your property plus IVA (transfer tax), the
Spanish equivalent of VAT which is 7%.
Stamp duty in Spain stands at 1 or 2%.
There are set charges related to the registration of the property
into your name. These vary but, as a rough guide, its best to allow 10%
of the property price for all associated costs.

To be classed as a Spanish resident, to have to spend at least 6
consecutive months in the country. This makes you eligible to pay
Spanish taxes.
You will also be liable for wealth tax, this annual tax is based
on the value of the property and also any income that may have been made

At Sunworld.es we have a dedicated aftersales service led by one of
our Directors, when a sale is decided and agreed, a contract of sale is
drafted .
Each contract is generated by our Director, who will talk through the
content of the document with both the purchaser and vendor, ensuring
both parties are aware of the next step and are clear on terms,
completion dates, and financing arrangements. At this stage the contract
is typically written in English, and later transferred into both
Spanish and the native tongue of the buyer and seller in readiness for
the notary.
At the point of agreeing a sale each party will be given a list of
documentation that will be needed to proceed, there will be regular
liasion with the lawyers concerned by Sunworld.es to ensure a smooth as
possible completion.
